As the COVID-19 pandemic rears its ugly head again thanks to the emergence of the Delta and Lambada variants, folks in Louisiana are struggling to cope.  This was supposed to be the time when we left our solitary existences behind and gathered together again - but alas, it seems that there is a bit more tribulation to endure before we are truly clear of yet another "historical event."

Unfortunately for Louisiana residents, programs and protections that were put in place to help us weather this storm are drying up.  The enhanced unemployment benefits for millions of out of work Americans provided by the federal government ended at the beginning of August, and it doesn't seem like another stimulus check is on the horizon either.  There is, however, a silver lining for families struggling to make ends meet when it comes to paying the rent.

According to a report from the ArkLaTex Homepage, the national moratorium on evictions that started in September of 2020 has now been extended once again.  The new order will put a pause on most evictions for the next 7 weeks.

What Does This Mean for Renters?

This extension means that renters that are unable to pay their rent due to a hardship caused by the protracted COVID-19 pandemic will be temporarily protected from being evicted.  To acquire this protection for your household, each resident living in the home must fill out this form and present it to your landlord.

This doesn't mean that folks that rent their home don't have to pay - the rent is still due.  You can be sure that your landlord is keeping track of how much is owed.  Once the moratorium finally comes to an end, it will be time to pay the back rent or pack up.

What Does This Mean for Landlords?

Simply put, their hands are tied for the next 7 weeks.  With the potential for a loss of income when tenants don't pay rent - landlords are worried.  Not all property owners are independently wealthy, some are barely making ends meet as well.  Without this income stream, it's almost impossible for them to afford to keep their rental units in good working order as well.

So, I Can't Get Evicted for Anything?

No, that's not true at all.  Even though evictions based on nonpayment of rent are banned for now, you can totally be thrown out over violations that should be clearly outlined in your lease.  Things like criminal convictions, noise complaints, and the myriad of other offenses could absolutely lead to an eviction not covered in the moratorium issued by the Centers for Disease Control and Prevention (CDC).

 Is There a Better Solution Than Not Paying Rent?

Yes!  Funds already exist to help residents who are struggling to pay rent!  In Shreveport, you can find out everything you need to know, get forms, and file for help on the Caddo Parish Rent Assistance Portal.  You can also talk to your landlord and work out a plan to pay the back rent.  Experts say that if you choose this route, make sure you get everything in writing.
